An assignment names a county, an abstract or survey, a source deed and the lessors to verify. TitleDesk captures the county's free index for the abstract and for the parties in the chain, records exactly what each search returned, and refuses to certify from a truncated capture. Paid document retrieval happens only inside the budget you approved for the assignment, one receipt per document, and a document already held is reused at no cost.

Examine the source deeds, not just the index

Every source deed the assignment names is obtained and read — a multi-tract assignment that cites three deeds gets three examinations. The examination reads grantors, grantees, the tracts described and any mineral reservation or exception, from the deed text. Where the deed is on a labelled form it is read deterministically; otherwise a model may be asked, and its answer stays proposed until a person accepts it.

Reservation review

A mineral reservation found in any examined deed is reported as found; a deed that could not be read is reported as unreadable. The report refuses to state a verified net-mineral-acre figure when the reservation review does not support it, rather than printing a number that looks finished.

Net mineral acres in exact fractions

Interests are exact BigInt rationals. A 1/3 interest in 160.33 acres stays exact all the way to the workbook; three 1/3 interests total exactly one; an over-conveyance is reported as an exact excess such as "over by 1/4". Money is integer cents. The arithmetic explained.

Curative that a landman can work

Unreleased liens tied to the subject tract, unreleased prior leases, probate and heirship gaps, patent-era gaps, and a source deed whose grantees do not cover every named lessor — each with the instrument it came from and a proposed next step.
