Phase 01 — Taking the assignment
Paste Your Assignment. Paste the client's letter. TitleDesk reads it as data, never as instructions, extracts the requirements, states what it can and cannot do, and writes a two-column plan — its work and yours — that run at the same time. Rounds until it's done: when a round finishes, TitleDesk works out what is still outstanding from the project's own records, not by asking a model whether it is finished. Only the landman closes an assignment.
Phase 02 — Reading the documents
On-machine OCR with Tesseract; multi-page instruments processed page by page; twenty-three instrument types classified by your naming conventions; unreadable pages marked "needs your eyes". Local OCR.
Phase 03 — Building the work product
Runsheet with row provenance and chain-gap flags; curative and issues list with evidence and next step; ownership by tract with balance checking; exact-fraction arithmetic; Texas RRC wells, leases and production; heirship tree. Runsheets · Chain of title.
Phase 04 — Delivering it
Your workbook filled in by column meaning; ten report types in Word, Excel, PDF or CSV; a submission package in the client's folder tree with originals copied, never moved; gaps stated out loud; finished packages to a separately connected personal Google Drive. Delivery to a personal Drive is hash-pinned: every uploaded file is verified against the package the gate approved.
Phase 05 — Control and safety
Local by default; a model can only add to what the deterministic parser found; bring your own AI or none; append-only audit log; research browser inside an allowlist; AES-256-GCM at rest with the key in the OS keychain; isolated encrypted workspace per company; device-based seats with an offline lease. Security and privacy in full.
Phase 06 — Also in the workstation
Time, billing and owners in exact cents; GIS plat with offline SVG and GeoJSON; and the Customization Lab, where the company profile is described in plain English and approved before it applies.
The verification gate
Nothing is written for the client until the run can re-derive its own conclusion: citations resolve to captured index rows, every assigned source deed was examined, the county captures are complete, the acreage ledger reconciles, and package files match their hashes. A failed check stops the run with the reason recorded in the audit packet.
