The county index
Searches are captured by abstract (the survey's A-number) and by the parties in the chain. Each capture records the query, how many rows the county reported and how many were captured; a truncated capture blocks delivery. Rows are read for record series — Deed Records, Official Public Records, Deed of Trust Records — so a citation is matched on the right book, not just the numbers.
Source deeds that the county filed oddly
Counties do not always index a deed under its abstract; a tract deed may sit under a city block with no survey on the row. TitleDesk accepts a cited source deed when the free abstract search returned it or when its acreage is the acreage the assignment states for that tract — and refuses it otherwise, so a mistyped volume/page cannot turn into a purchase of the wrong instrument.
The GLO patent
The official land-grant patent for the abstract is retrieved from the General Land Office archive, validated as the patent PDF (not a substituted page), held in Downloaded Docs for reuse, and included in the package. When the GLO is unreachable the run says so rather than quietly delivering without it; the retrieval is free and a rerun will not repurchase the deed.
RRC wells, leases and production
Texas Railroad Commission workbooks import by sheet without confusing API number, lease number or district. API identity is canonical 42-CCC-NNNNN. Production is matched to wells and leases with gap detection across months, and HBP status reaches the ownership view.

- Vendor's liens retained in warranty deeds, deeds of trust, releases and their cross-references.
- Historic oil and gas leases and a client-configurable lien window (thirty years by default).
- Probate, affidavits of heirship and community-property confirmation for lessors not named in the source deed.
