Where TitleDesk is different by design
- Runs on your computer. Documents stay local by default; the expensive reading costs nothing; it works offline.
- Deterministic where it matters. Ownership arithmetic is exact fractions in code, not a model's estimate. A model can only add to what the parser found.
- Provenance on every figure. Runsheet rows link to the page; reports refuse unsupported numbers; the audit log cannot be rewritten.
- Your format, not ours. The Customization Lab configures filing, columns and deliverables to your shop in plain English.
- Bring your own AI, or none. No company-wide token bill; no vendor model in the middle of your client's documents.
What TitleDesk is not
It is not a data platform, a system of record, a mapping product or a legal opinion. It complements ArcGIS rather than replacing it, imports from RRC rather than re-publishing it, and reads from your Drive rather than becoming it.
On real assignments completed by working landmen, TitleDesk's automated run takes about twenty minutes for work that takes a landman three to five days; the landman then reviews and certifies.
