A chain of title is a sequence of conveyances, each grantee becoming the next grantor, from the current owner back to the sovereign. The hard part is not finding names that match — it is refusing the ones that match but belong to a different tract. TitleDesk builds the chain by tract identity and says where it breaks.

Anchored to the source deed

The chain starts at the source deed the assignment cites — verified on the index by volume and page, on the assignment's abstract, conveying to a named lessor — and walks backward through prior references and grantor/grantee links captured from the county index.

Tract identity, not name matching

Two instruments with the same party names can sit on different parcels in the same survey. TitleDesk keeps the chain on the subject tract: it follows explicit prior-reference citations, matches acreage against the tract the assignment describes, and does not step onto a neighbouring parcel because a name recurred. A highway strip cited in passing is not the chain.

Gaps are stated, not filled

  • No indexed conveyance into a grantor before the instrument they signed — reported as a gap, with the instrument that exposes it.
  • An estate conveying without a probate of record — reported as a probate gap resting on the representative capacity shown.
  • A patent-era gap between the sovereign grant and the earliest indexed conveyance — reported with the patentee named.

Every source deed, examined

A multi-tract assignment names a deed per tract. The run obtains and examines every one before verification allows delivery; certifying four tracts after reading one deed is refused.

What the landman keeps

The chain is presented with its citations for review. Adversarial review — a second model reading the conclusion and evidence and arguing against it — attaches objections when a reviewing model is available and says plainly when none answered. The opinion stays with the professional.
